Highlights:

2026 Budget, Tree Removal, New Neighborhood Website, Management Company Investigation Committee, 2027 Dues Cap

2026 Budget: The budget was officially approved by unanimous consent. Tree Removal: Tree maintenance around the pool house and tennis courts is now complete. Although discussed during the meeting, the actual removal was successfully finalized shortly afterward. New Neighborhood Website: We are launching a digital platform for neighborhood info and document storage. In exchange for creating and managing the site, the board approved waiving Julian Timis’s 2026 HOA dues only. Management Company Investigation Committee: A committee has been formed to research the pros and cons of hiring a management company. Members include Lord Watkins, Sam Pellom, Cassandra Pickett, Rosalyn Edwards, and Shay Conyers. 2027 Dues Cap: After community discussion, the motion to cap 2027 dues at $600 died. The community will continue to decide on dues caps on a year-by-year basis at annual meetings. Ongoing Discussions: The Board is investigating county help for erosion control and discussed future policies for solar panels and EV charging.

Highlights:

Quorum & Rescheduling, Digital Platform Decision, Infrastructure & Erosion, Contact Information Outreach, Covenant Enforcement

Quorum & Rescheduling: Because a quorum was not reached for budget approval, the next meeting was scheduled for March 10th at the pool. Digital Platform Decision: The board made the initial decision to move forward with a neighborhood website to improve communication and archive important documents. Infrastructure & Erosion: Discussions began regarding long-term planning for erosion control and the installation of new neighborhood signage. Contact Information Outreach: Julian Timis was tasked with sending out a notice to residents regarding a door-to-door effort to gather neighborhood contact information. Covenant Enforcement: The board held initial debates on hiring a management company to oversee architectural compliance and ensuring adherence to homeowner covenants.
