Fences
6ft natural cedar wood shadowbox style only. No chain link.
Basketball Systems
Portable goals only; must be stored when not in use.
Mailboxes
Standard Renaissance style only.
Trash Cans
Store out of view from the street.
Signs
No public view signs except one 18x24" real estate sign per lot. Remove within 7 days of closing.
Street Parking
No street parking allowed. Vehicles must not be parked on the grass at any time.
Decorations
Max 6 neutral objects in front yard. 36" height limit for bird baths, 24" for statues.
Yard Trash
No dumping debris in storm drains or common areas. Keep yards free of junk and machinery.
Architectural Review (ARC)
Before beginning any external modification to your home or property, you must submit a request to the Architectural Review Committee. This ensures consistency and protects property values.

Architectural Control Guidelines
Renaissance Lakes maintains high standards to protect property values and community aesthetics. Any exterior modifications must be approved in writing by the ARC before work begins.
Unauthorized Improvements
Proceeding without written approval is a violation of the community covenants and is done at your own risk. Homeowners may be required to remove or modify unapproved alterations at their own expense. The ARC will not be influenced for or against an application based on work already commenced.
ARC Process
The ARC meets regularly to review applications within 30 days of receipt. Status updates will be provided within 15 days of submission if more time is required. Exemptions may be requested in writing and are considered on a case-by-case basis.
Required Approval
- Exterior paint, wall, trim, or door changes
- Roofing replacement (shingle or metal)
- New siding, stone, or alternate materials
- Patios, balconies, landings, or decks
- Major landscaping / removal of trees >6"
- Window/Door replacements (if style changes)
- TV/Internet dishes or antennas
- Solar panel installations
- Driveway installation or extensions
- Property vegetation removal
Strictly Prohibited
- Swimming pools or free-standing hot tubs
- Grilling in front or side yards
- Dog runs
- Freestanding garages or storage structures
- Permanent clothes lines
- Business operations (strictly residential)
- Parking on grass or curbs
- Separate residential structures
- Unscreened trash cans in street view
- Play structures in front of dwelling
Maintenance Standards
Lawn & Garden
- Bermuda grass only for front lawns
- Max grass height of 6 inches
- Lawns must be edged and weed-free
- Veggie gardens in rear only
- Shrubs must be regularly trimmed
Driveway & Mailbox
- Must be free of cracks, stains, and mildew
- Standard "Renaissance black" style mailbox
- Post styles cannot be substituted
- Cleaning/Power washing is encouraged
Exterior Dwelling
- Windows must have uniform dressings
- No sheets, foil, or paper in windows
- No window AC units or fans allowed
- Gutters/Spouts must match existing design
- Front yards kept free of clutter/toys
